For apartment and property management companies in Malaysia, cleaning common areas efficiently is not always straightforward. Narrow elevators, uneven corridor flooring, and the need for thorough edge cleaning can make it difficult to choose the right floor scrubber.
Recently, a customer from one of East Malaysia’s rapidly developing industrial and residential regions contacted our factory to evaluate cleaning solutions for a small apartment property. The area has experienced significant growth in manufacturing, logistics, residential development, and commercial infrastructure in recent years, creating increasing demand for more efficient facility maintenance and modern cleaning equipment.
After comparing local suppliers in Malaysia and several Chinese cleaning machine manufacturers, the customer ultimately selected us following an in-person factory visit and extensive machine testing.
The customer finally chose the DC980 Industrial Ride-On Scrubber Dryer as the best solution for their apartment cleaning requirements.
Here is how the DC980 solved the customer’s real operational challenges.
Customer Challenge #1: Sloped Corridor Floors and Thorough Edge Cleaning
The apartment’s corridors were designed with a slightly raised center and lower sides to help water drain naturally. This type of floor structure is common in many residential buildings across Malaysia, especially in semi-open corridor environments exposed to rainwater and humidity.
The customer was concerned about two key issues:
- Whether the machine could clean the lower edges of the corridor thoroughly
- Whether dirty water or standing water would remain along the sides after scrubbing

One of the main reasons the customer preferred the DC980 was its side brush design.
Unlike standard scrubber dryers that mainly focus on the center cleaning path, the DC980’s side brush helps extend cleaning coverage closer to walls and corridor edges. This allows operators to clean corners and side areas more effectively, which is especially important in apartment walkways where dirt and moisture often accumulate along the edges.
In addition, the DC980’s rear squeegee system maintains downward pressure while operating. This consistent ground contact helps the squeegee recover water effectively even when the floor surface slopes slightly toward both sides.
As a result, the machine is able to remove dirty water and residual moisture from edge areas more thoroughly, helping reduce slip hazards and improving overall corridor cleanliness.
Customer Challenge #2: Small Elevator Access in a Residential Building
Another major concern was elevator access.
The apartment uses a compact passenger elevator with a width of only 99.1 cm. Before purchasing a ride-on floor scrubber, the customer needed to confirm whether the machine could realistically be transported between floors during daily operations.

To address this concern, we prepared two different rear squeegee configurations for the customer:
- The standard 1.3-meter squeegee included with the DC980
- An alternative compact 1.15-meter squeegee option
The smaller 1.15-meter squeegee was provided as an alternative option to help improve elevator accessibility and maneuverability inside the building.
At the same time, we also explained to the customer that the standard 1.3-meter squeegee can be removed quickly whenever necessary for elevator transportation or tighter access areas.
The removal and installation process is simple and operator-friendly:
- Loosening two fixing knobs allows the squeegee assembly to be removed
- Tightening the same two fixing knobs installs the squeegee back onto the machine
This practical design gave the customer additional flexibility for daily operation inside the apartment building.
Before placing the order, the customer visited our factory in person for a detailed machine inspection and real-world testing session.
The customer carefully:
- Measured the machine dimensions themselves
- Checked turning clearance and maneuverability
- Tested machine operation personally
- Compared different squeegee configurations
- Evaluated whether the machine setup would suit their building conditions
For reference, our factory elevator is an industrial elevator approximately 1.4 meters wide, which allowed the customer to better simulate transportation and operation scenarios before making the final decision.
The customer also appreciated the opportunity to physically test the machines instead of relying only on product specifications or videos online. This hands-on evaluation process gave them greater confidence in the DC980’s real-world performance and practicality for apartment property management.
Machines Tested During the Factory Visit
During the visit, the customer tested multiple machines to compare cleaning performance, size, maneuverability, and suitability for residential property management:
- DC980 Ride-On Scrubber Dryer
- DC860 Ride-On Scrubber
- DC660 Floor Scrubber
- CYS175 Ride-On Sweeper
After evaluating local Malaysian suppliers, other Chinese manufacturers, and multiple machine models, the customer concluded that the DC980 offered the best combination of:
- Thorough edge cleaning capability
- Efficient water recovery
- Ride-on operator comfort
- Practical maneuverability for apartment environments
- Flexible configuration options for elevator access
- Reliable factory support and product testing experience
Why This Matters for Apartment and Condominium Cleaning in Malaysia
As Malaysia’s residential, industrial, and mixed-use developments continue to expand, property management companies are increasingly seeking efficient and reliable floor cleaning solutions for daily maintenance operations.
This case reflects common cleaning challenges faced by many apartment and condominium properties throughout Malaysia and Southeast Asia:
- Narrow passenger elevators
- Corridor floors with drainage slopes
- Moisture accumulation along wall edges
- Daily cleaning requirements in high-humidity environments
- Limited manpower and operational efficiency demands
Choosing the right ride-on scrubber is not just about cleaning speed. Property managers also need to consider:
- Elevator compatibility
- Edge cleaning performance
- Water recovery effectiveness
- Real-world building layout constraints
- Supplier reliability and after-sales support
At CY Cleaning Equipment, we encourage customers to test machines in realistic operating conditions before making a purchasing decision. This helps ensure the equipment matches the actual needs of the property and delivers long-term cleaning efficiency.
If you are managing an apartment building, condominium, or residential property and need a reliable floor cleaning solution, our team can help recommend the right machine configuration for your environment.
